Phase 3: Construction Services

IRCC can provide ongoing technical and administrative support through the project with the following services:

1) Review of Design Team Drawings & Documents:

Review design team documents, cross sections, and specifications to highlight any criteria which could be problematic for the long term reliable operation of an ice rink application. Emphasis of review would focus on following areas typical of mistakes in arena applications:

• Suitable material selections and applications
• Proper vapor barrier placement in walls, ceilings, and under slabs in rink area
• Design of building ventilation and environmental control systems
• Wall terminations methods with pre-engineered metal building
• Wall finishes and painting materials for steel and masonry
• Door coverings & hardware
• Light fixture design, selection, elevations and placement
• Counter designs
• Computer terminal locations
• Insulation and Low-E ceiling designs
• Door thresholds and rubber flooring placement coordination
• Concrete slab hardeners
• Storage provisions
• Ice resurfacer room layout and support
• Fire protection design
• Snow melting pit design
• Water fixture types, size, locations
• Scope documents for responsibility and coordination

2) Assist With Contractor Coordination & Negotiations:

• Help contractors by identifying key vendors or subcontractors proven to provide the best prices for the specialized components required for the application.
• Assist contractors with an intimate understanding of the work through videos, photographs, and like documentation to eliminate the atmosphere of risk and the extra discrepancy dollars charged for such unknown construction risks.
• Provide access to like general contractors whom have built similar complexes for discussions leading to a better awareness of the work.
• Helping contractors understand the best processes to coordinate with the rink contractor and various trades along with the identification of the typical high risk portions of the project which normally would cost a contractor extra monies. Provide on-site rink consultant during key phases of construction
• In matters of design build contract negotiations, work with the contractor with creative solutions to provide the lowest cost while maintaining performance and quality standards for the owner.

3) Provide A Narrative Description And Performance Specifications For The Following Areas:

• Sub-soil heating system
• Fine grading process
• Rink floor insulation and vapor barriers
• Concrete rink floor rink reinforcing steel and concrete specification if applicable
• Rink piping system design
• Concrete placement, finishing, and curing process and tolerances
• Testing procedures
• Dasherboard and upper shielding specification
• Snow melting pit design
• Heat reclaim systems if applicable
• Dehumidification systems
• Ice rink specialty equipment specifications
• Comparison of ice resurfacer brands and fuels

4) Provide Detailed, Project Specific, Ice Rink System Drawings & Specifications:

IRCC will provide detailed manufacturing and construction drawings for all ice rink related machinery components, and adjoining systems for the successful bidding and coordination of the ice rink system with the general construction trades. These drawings include but may not be limited to the following:

5) Review Contractor Bids

IRCC will review contractor bids as required to determine compliance with specifications and to evaluate performance standards.

6) Review Contractor Submittals As Required

IRCC will review and approve submittals which apply to the ice rink equipment or for items which are specialized to the ice rink industry.

7) Provide Site Inspections At Key Milestone Dates Of Constructions ( 3 Standard )

IRCC will partake in three (3) site meetings and/or three (3) site inspection procedures to coordinate the work performance and/or to visually verify that work performed is complying with industry standards. This section specifically applies to site construction activities covered under this phase of work and does not limit IRCC from other meetings required to execute other phases of work covered under its consulting proposal. Additional site visits can be made on a per diem basis during the construction phase if desired by the owner or primary design team.
